From ruin to ROI: How we revived a water-damaged bungalow into a stunning investment opportunity

The first viewing


As soon as we entered the property for the first time it was clear to see just how much damage had been done from a leaking pipe that had gone unnoticed in the previous owners absence. Every inch of the property was smothered with dangerous amounts of mould, which had completed destroyed the internal structural integrity of the house. It was clear from the get go that this would be the biggest project we had ever taken on, but we did not let that discourage us from seeing the potential of what this property could be.
Where do we start?
We decided first and foremost the post important thing was to get a leak detection specialist in. They completed a leak detection investigation as well as an asbestos survey, which came back positive for asbestos within the property. At this point the company prepared us a quote for the property to have full water damage restoration which we accepted promptly. This restoration included completely gutting the property, from the walls, the insulation and flooring to all of the water pipework being completely taken out before a lengthy drying process.

Whilst we had the house completely gutted, we started looking at the plastic cladding on the front of the property. As well as being unsightly, it also offered poor insulation to the front of the house. So we got right to work bricking up the bottom half of the wall, which transformed the look of the front of the house and offered a better level on insulation.
Things started moving

Once the property was fully dried out, it was all systems go. With our skilled team or professional contractors, we made quick work of writing up floor plans, planning the plumbing, electrics, insulation and decorating. Our teams worked in unison to start the transformation and make our ideas a reality. Previously, there was just one bathroom in the property so we wanted prioritised creating a space for an ensuite in the master bedroom to suit more peoples needs.
Bringing the light in, keeping out the chill


Although we loved the light that these outdated large windows brought in, they also brought a draft in too. So, we decided to make the best use out of this space, we would replace them with a large window but also add French doors too, bringing style, practicality and accessibility to the lounge area. As well as this, we replaced other windows around the house that were not functioning as we would like and added a beautiful, sage green front door to brighten up the front of the house.
The garden of dreams
As you can see, the garden was very busy and needed a lot of work, but this did not take away the real beauty of such a fantastic wrap-around garden. We decided to take out the very large trees at the back of the garden to really allow that natural sunlight to shine in, and shine in it did!

We replaced all of the tattered old fencing and gave the garden a much needed haircut which is all it really needed as it was such a beauty to start with.
The finishing touches

Structure? check! Beauty? not so much. This is where the vision really came in. We had insulation, walls, plumbing, heating and electrics, the bread and butter. Now all we needed to do was, well, everything else.


For this lovely bungalow set in a quiet cul-de-sac, we really wanted to go for a modern, yet classic look to bring

out the true beauty of the property. Meticulously searching to choose the right flooring, paint colours, tiles, kitchen, bathrooms and internal doors. The finish really speaks for itself and we could not be happier with the end result.
